Useful times to have the roof assessed
A persistent leak, visible storm damage, a planned solar installation or a history of recurring repairs can all justify an assessment. You do not have to wait for a large indoor leak to ask questions. Share the roof’s approximate age if known, past estimates and any repair records.
Look beyond the surface
A useful assessment considers the covering, visible flashing, penetrations, edges, gutters and drainage. Accessible attic conditions may add context when relevant and safe. The scope depends on access and the concern being investigated; an exterior visit cannot guarantee the condition of every concealed layer.
Ask for clear findings
Request an explanation of observed defects, the recommended next step and areas that could not be evaluated. Distinguish urgent repairs from maintenance and future replacement planning. If the roof is dry during the visit, an intermittent leak may require more information or further investigation.
Before solar panels or a remodel
Review roof condition before equipment makes access more complicated. Ask how future penetrations will be coordinated, who handles flashing and whether warranties impose requirements. Changing a roof after solar installation can involve another trade and additional scheduling.
Know the difference between an estimate and a formal report
Able Roofing offers free roofing estimates. If you need a written inspection report, transaction document, certification or specialized investigation, ask about availability, scope and any fee before scheduling. A free estimate should not be assumed to include every kind of inspection document.
Common questions
Does an inspection tell me exactly how many years my roof has left?
No inspection can predict an exact remaining life. Condition, installation, exposure and future maintenance all matter.
Is a free estimate the same as a real-estate roof certification?
No. Specify the document or assessment you need and confirm the scope and any fee with Able Roofing.
