Verify the business you are hiring
Confirm the contractor’s name and license number directly through the California Contractors State License Board. Check that the proposed work fits the contractor’s qualifications. Ask for current insurance information and verify any manufacturer certification through the manufacturer’s directory.
Ask for a specific explanation
A contractor should be able to explain the observed problem and the reason for the proposed solution. Ask what was inspected, which areas could not be accessed and what remains uncertain. A recommendation for replacement should have a clear basis beyond a generic statement about age.
Compare estimates with the same checklist
Check work boundaries, material names, removal, deck repairs, flashing, ventilation, drainage, permits and cleanup. Ask each contractor to identify exclusions. When two totals differ, find out whether they describe the same work before judging the price.
Read warranty terms separately
Material coverage, contractor workmanship commitments and manufacturer-backed workmanship coverage are different. Ask who issues each warranty, what products are required, what limitations apply and whether registration is needed. Keep the actual documents; a verbal claim is not a substitute.
Agree on communication and changes
Ask who will answer questions during the work and how concealed damage will be documented. Discuss authorization for changes, schedule assumptions and property protection.
