Before the crew starts
Review products, color, permits, access, delivery and debris handling. Discuss protection of landscaping and belongings, pets, parking and working hours. If solar equipment or another trade is involved, agree on coordination before materials arrive.
Removal and deck assessment
When tear-off is included, the existing roofing is removed to the agreed extent. Exposed surfaces can then be examined. Concealed deterioration may become apparent at this stage. The proposal should explain how additional findings are documented, priced and approved.
Prepare the roof assembly
Deck repairs, underlayment, insulation where applicable and flashing preparation follow the requirements of the chosen system. Critical details include edges, valleys, skylights, pipes and wall connections. These should be addressed as part of installation, not left as an afterthought.
Install, inspect and finish
The roof covering or membrane is installed with its compatible details. Agree on required inspections, cleanup and the completion walkthrough. Ask which records, product information and warranty documents you will receive. Clarify how any outstanding items will be resolved.
How long does it take?
There is no single schedule for every roof. Area, slope, access, materials, inspections, weather and concealed repairs influence timing. Ask for an expected sequence and what might change it. For winter work, ask how forecasts and temporary protection affect the amount of roof opened at a time.
