Start with safe observations
Look from the ground for displaced roofing, debris in valleys, overflowing gutters or staining beneath the eaves. Indoors, note new ceiling marks and areas where drips have occurred. Photograph changes from safe locations. Do not climb onto the roof to complete a checklist.
Review the drainage path
Gutters, downspouts, scuppers and drains need appropriate access and maintenance. If water repeatedly collects or overflows, document where it happens and ask about the cause. A blockage and a layout problem need different solutions.
Revisit old repairs
Gather invoices and photos from earlier leaks. If the same problem returns, the history can help guide diagnosis. Note any work by other trades involving solar panels, chimneys, skylights or rooftop equipment since the last roofing visit.
Ask about material-specific care
Shingles, tile and membrane roofs should not all be cleaned or maintained the same way. Ask about manufacturer guidance and suitable methods. Avoid assuming a pressure washer, sealant or coating is appropriate for the roof.
Make a plan before the work becomes urgent
Discuss known defects, access, materials and scheduling. After severe weather, repeat safe ground-level observations and record changes. Active leaks should be discussed by phone. Routine maintenance cannot eliminate every weather-related risk, but it gives you a clearer picture of the roof.
